Delivering a Two-Level Office Fit-Out at HDB Hub

We completed a full office fit-out across Levels 5 and 6 of HDB Hub, delivered over a six-month period in a single phase. While the scope covered the usual range of fit-out works, the project stood out for the level of coordination required — both from a technical standpoint and in managing construction within a live office environment.

Project Overview

The works included demolition and making good, internal partitioning, finishing and fitment works, floor and ceiling finishes, aluminium and glazing works, painting and decoration, lighting fixtures, loose furniture, kitchen and electrical appliances, signage, as well as Mechanical and Electrical (M&E) works.

Taken together, the scope involved transforming two active office floors while ensuring that surrounding tenants could continue their day-to-day operations with minimal disruption.

Where the Complexity Came In

One of the more challenging aspects of the project was the construction of a meeting room formed with curved glass. Unlike standard flat panels, curved glass requires custom fabrication, where each piece is shaped using dedicated molds. This means dimensions on site must be accurate, and coordination between design, fabrication, and installation needs to be tightly controlled.

Curved glass behaves differently from flat panels once installed, spreading stresses across its surface. This demanded extra care in planning and careful sequencing during installation. Its unique shape and fragility also made transport and handling more challenging.

Working in a Live Office Environment

At the same time, the project was carried out within a live, multi-tenant office setting. Noise, dust, and odour were constant considerations, particularly as works were taking place across two occupied levels.

To manage this, Exponent implemented clear in-house rules for all vendors. Activities that could affect occupants were scheduled after office hours, overnight, or on weekends. While this required extended working hours and careful coordination, it allowed the project to move forward without significantly impacting the daily operations of neighbouring tenants.

A Coordinated Effort

Close collaboration between the project team and specialised vendors was key, especially during the site marking and setting-out stages for the curved glass. By verifying details early and maintaining open communication throughout the process, potential delays were avoided and installation works proceeded smoothly.

Project Completion

Despite technical challenges and site constraints, we completed the project within a six month timeline and delivered it as a single, cohesive phase. The result reflects our core belief; that practical office spaces can still uphold strong design integrity. Achieving this balance took careful planning, clear communication, and a steady on-site presence, reaffirming how essential these fundamentals are to quality outcomes
